Dolphin House was built in 1976 as a 7-storey office building in Sunbury-on-Thames. IDM Properties appointed Avebury in 2016 to convert the building into 112 residential apartments. Taking the survey BIM model and incorporating the planning layout drawings, we maximised the number of apartments in the building and rationalised each of the unit layouts.
Avebury lead the design team, which included extensive co-ordination with the M&E and structural engineers, given the nature of the concrete frame building and the waffle slab floors. Extensive discussions with specialist fire and acoustic engineers allowed the design team to maximise the efficient use of the space while ensuring that the design complied with the building regulations.
the project was completed within a BIM environment which allowed the complex co-ordination exercise to be undertaken easily, and the BIM survey of the existing building allowed for a more accurate design that replicated the actual site conditions.
