Linmere

Linmere is a sustainable urban extension adjacent to the existing industrial town of Houghton Regis in Bedfordshire. The overall development will provide up to 5150 dwellings, three primary schools, parks, sports facilities and a central community facility, all with a focus on creating a sustainable neighbourhood with a distinctive local identity.

Avebury assisted bpha as part of the bid process for two parcels in Phase 2 of the development, which consisted of 100 residential units and three retail spaces. Avebury's detailed early stage design and realistic visuals allowed for a more detailed and accurate bid which was ultimately successful.

The reserved matters design was developed in collaboration with the master developer, the master planning architects, Central Bedfordshire Council and the project design team. This collaborative approach led to a submission which met both the client's and master developer's requirements.

The scheme followed closely to the outline masterplan and the approved design code, while making changes to create a 100% affordable scheme that was deliverable within the client's budget. The scheme was also designed to meet sustainability and accessibility standards that were above those required by the outline permission.
