Broxbourne School Site

Avebury were approached by Prime Place, as part of a bid, to undertake the masterplanning of a school site in Broxbourne. The site had full planning permission for a new school and an outline permission for housing on the remainder of the site. The timeframe for the bid was tight, and Avebury were brought onto the project with only a month before submission. 

We engaged with the client, the local planning authority, respresentatives from the school and a nominated contractor to develop a scheme which would satisfy all parties. In order to allow the school to remain in operation while the new school was being built, the phasing of the project would be essential to its success and we planned the layout carefully in discussions with the contractor, Jarvis Contracting.

It was important to be able to maximise the value of the site in order to provide enough funding for the new school, and we liased with the client, contractor and local estate agents to maximise the value of the units while minimising build costs. 

Other site constraints included avoiding the easement zone for a gas main, ensuring that the road layout created the safest environment for children at the school, and maximising green space and tree planting to create a quiet and leafy feel to the area. Half of the site was situated within a conservation area, and careful designs allowed the houses to blend into the area while transitioning to more modern designs to the west of the site.
